Developer breaks ground on luxury apartments in Pacific Beach

The nearly 3-acre site on Mission Bay Drive will be developed for mixed use, with 172 apartment homes, and 14,000 square feet of retail and office space.

Rents for the apartments will range from $2,200 for a studio to $3,500 for a two bedroom unit. The developer, JPI is also providing 14 units at below market rents for low-income tenants.

Because of the project’s proximity to the beaches and Mission Bay, the developer is adding some extras; special areas for tenants to wax and repair surfboards, and space to store watercraft and dry out wetsuits. In some San Diego County communities, mixed use projects have drawn criticism.

The head of Discover PB, a group that runs the business improvement district says this development has been well received.

According to Sara Berns, the developer has done a good job of reaching out to the community, “and that’s what’s going to make a project successful.”

JPI is also making a $1 million investment in traffic improvements, which will include installing a new traffic signal and installing an adaptive traffic control system to co-ordinate seven existing signals on Mission Bay Drive.

The site is on the property once owned by Steven Hill, whose family operated the Guy Hill Cadillac dealership for 45 years. Hill, who was present for the groundbreaking said he thought the new project would be very impressive.

“When I saw what they were going to put here, that’s what I wanted for the gateway into the P.B.,”  he said.

The development called Jefferson Pacific Beach is expected to be completed in two years.
